The new 120,000 square foot state-of-the-art life sciences office building will include lab, office, manufacturing and distribution spaces aimed at companies focused on areas such as biotech, life sciences, and cybersecurity.
Montgomery College, a nationally and internationally renowned multicampus community college, serves nearly 50,000 highly diverse students per year in 140+ programs of study, including biotechnology, cybersecurity, engineering, nursing, and allied health. Many MC students participate in undergraduate research, internships, and academic competitions and conferences, and transfer to top four-year institutions to complete baccalaureate and advanced degrees.
The area is home to more than 350 bioscience companies and key federal institutions, including the National Institutes of Health, the Food and Drug Administration, the National Institute of Standards and Technology, and the Walter Reed Army Institute for Research.
Surrounded by woodlands, the site provides immediate access to the I-270 technology corridor. The park is currently being developed to accommodate life sciences, cybersecurity, and other technology companies.
RISE Zone and Opportunity Zone
Montgomery College is the first community college in Maryland and first location in Montgomery County to be a designated RISE Zonenew window. A Regional Institution Strategic Enterprise (RISE) Zone designation allows targeted businesses locating within PIC MC and connecting to Montgomery College to receive real property tax credits of 75 percent for five years.
The Germantown Campus has also been named an Opportunity Zonenew window, which provides federal tax incentives to spur investment in underserved communities by attracting investment. These incentives can spur further economic development in the form of job creation and revitalization, providing new opportunities for business, housing, and retail growth.
In June 2019 a pair of Montgomery County firms have inked a deal to be the next to build with a 120,000-square-foot life sciences office building on the Germantown campus of Montgomery College, a site that benefits from its designation as both a federally designated opportunity zone and a state RISE zone.
